What is Sealcoating?

Sealcoating is a preventative maintenance technique intended to prolong the look and longevity of your asphalt surface. Sealcoating uses a thin, liquid layer of asphalt to cover your existing asphalt surface. Think of it like a fresh layer of paint over your house.

Sealcoating not only protects your pavement from oxidation and harmful UV rays, but it also provides a jet black finish that improves the overall look of your lot or driveway.

How Often Should I Apply Sealcoat?

We recommend sealcoating every 2-3 years. However, some customers prefer to sealcoat every year because of the stunning black finish it creates, and because it protects their asphalt for as long as possible.

If you start to notice cracks or fading on your asphalt, you should probably consider sealcoating and/or repairs to prevent further future damage.

How Long Does Sealcoating Take?

Sealcoating is quicker, less complicated process than installing altogether new asphalt. Depending on the size of your driveway/lot, sealcoating typically takes no more than 1-2 days to apply.  After that, it should be dry in another 1-2 days; so don’t drive on it in the meantime. Then, if you’re in a parking lot, new paint lines will need to be applied over the sealcoating once it dries.
